We are open 7 days a week (December 6 days a week) and we can be reached multiple ways so that we can help you. Additionally, we reach out to our homeowners on many occasions to give suggestions on keeping your home current with vacationers’ desires, notify you immediately of any maintenance issues, provide updates on rental activity, share new industry news and trends, all designed to help you achieve your goals.

Maintenance

We are committed to providing you with the best service possible. When looking for the right property management company, you must focus on the bottom line and not necessarily the highest rental rate.

Ward Realty homeowners get the best bottom line in the Topsail Area. First and foremost, look at your entire statement. Expenses can eat up your revenues. To ensure that your home is being taken care of and to help minimize expenses and eliminate wasteful spending we use in-house maintenance whenever we can.

When the project is large or very specialized, we use our network of trusted 3rd party vendors. These vendors are professional and are very good at what they do. We would use any and all of these services in our own homes, and we do!

In-House Maintenance staff also uses guest surveys, provides annual tips and updates so you can maintain your home to get the biggest bang for your buck!

Cleaning

No one likes a dirty home and neither an owner nor a guest should ever check-in to a dirty home. We take our cleaning very seriously here at Ward Realty and our expectations are high.

We will have your property professionally cleaned after each rental. Our cleaners have strict guidelines to make sure your home is ready for occupancy, and we take great pride in our housekeeping department. Nothing starts off a relaxing vacation better than a clean home, and Ward Realty stands by our housekeeping!

We provide quality control inspectors between rentals to look at any issues that may have occurred. Ward Realty also sends in full-time employees throughout the year, to make sure your home is secure and tenant-ready. We are your eyes, ears and voice in your home on your behalf.

Escrow Money and Taxes

Ward Realty complies with all the North Carolina Real Estate Commission rules and regulations. We maintain an escrow fund in which all rent monies are deposited and from which all distributions are made. We pay the local occupancy taxes and state sales taxes on your behalf.

Special Owner’s Area on our website and Records

We provide an Owner’s Extranet on our website for you to review reservations, monthly and annual statements, work orders, etc. You can also reserve time for you and your family here as well. This way you can have all of the necessary information right at your fingertips.
